How to not end up divorced when building a House

Everyone always says that building a Home is one of the most stressful things to do in life.

But it doesn’t have to be that way.

My Hubby and I have built 5 times and are still together after 30 years!!

I think we are on the same wavelength when it comes to selecting colours and the design layout…mind you I think we would have argued more if we renovated!!

First thing when building , is when you receive your tender, you need to understand what is actually being quoted.

Is everything that relates to your land for example, Estate requirements and easements, included in your price? If some essential and standard items are not included then this will add to stress later down the track, when the builder will be sending variations asking for extra money, and yourself and your partner will be looking at each other wondering where this extra cash will come from.

Secondly have a clear idea on what sort of design suits your budget…Budget is the key especially with the current Interest Rate rises and loan affordability. If this is your first home, maybe the 2 living rooms are not needed, or the extra size in the garage, it may be that your first home is the stepping step to the big Forever Home. So while you may be in love with the gorgeous display home, you need to be realistic on price…because there is nothing worse than being overstretched with loan repayments and eating Baked Beans every night for dinner!

Thirdly watch your inclusions- your upgraded items…again everything might look dreamy in a Display Home but keep in mind that Display Homes are built and styled in a way to SELL, they are not a reality for most people…check on your inclusions before you sign on the dotted line and get an idea of extra costs as well.

Finally, enjoy the process, seeing your home rise out of the ground is one of the most exciting things!! And remember weather has a mind of it’s own( as well as trades)- so sometimes delays do occur…so take a deep breath and remember your new home will be all sparkly and clean and personally picked by you.
