Duplex is the WORD!!

The enquiry around Duplexes has been strong the last couple of months.

Whether it is for people to help their children buy into the market- with Mum and Dad helping financially with one side, or Investors looking to sell one side and rent out the other….a DUPLEX build is definitely popular.

My Duplex Packages are completely turnkey- meaning the units will be completely finished inside and out, and all Council and Subdivision costs are included, making it a stress free way to invest.

When looking at a duplex design there are a few key elements , I think are essential

*Fit in a walk- in pantry into the kitchen-there are lots of ways you can tweak a design to add one in

*If your budget allows, put in Ducted Air in each unit-keeping your future tenants comfortable

*Have an alfresco area for each unit that is covered No one wants to BBQ in the rain!

*Drawers in the robes- your tenants will thank you

*Shower niches in the bathrooms- at least 800x600 long-this size makes the niche functional

Also keep in mind that the position of the duplex on the block of land affects the BASIX requirements, meaning windows may need to be changed and living rooms switched to the front of the duplex.

Whether you have a block of land suitable for a Duplex or need a Duplex Package or are thinking of knocking down an older property for a duplex…I can help….just keep in mind there are restrictions on land size and whether you can Torrens Title (separate titles)- each Council has it’s own rules.

Investing in Property makes financial sense and if you have the means, a Duplex is a profitable way to get into the Investment Property Market-as long as you hang onto the property for at least 10 years….remember all property goes up in value over time….your future self will thank you!!
